A hotelierโs eye.
A designerโs perspective.
A life shaped by place.
Iโm Paul Tzivani, founder of House & Latitudeโa design-led editorial platform shaped by more than 25 years in hospitality and by the experience of creating, renovating and living in distinctive homes.
I started House & Latitude because Iโve always been drawn to the way a place can change how we feel. A home, a hotel, or a destination can stay with us long after we leave, often because of the thought and people behind it. I wanted to explore those stories with careโto look closely at design, discover distinctive places, and share the details that make them memorable.
The point of view
Experience behind the edit.

My career was built inside hospitalityโacross leadership, operations, food and beverage, and guest experience. I spent years understanding the countless decisions that shape how a place feels: how a room welcomes you, how service becomes atmosphere, and why the most memorable spaces never feel accidental.
When the hospitality industry came to a standstill during the pandemic, my career took an unexpected turn. What began as a necessary pivot became an opportunity to explore something I had long been drawn to: interiors, renovation, sourcing, and the way thoughtful design can completely change the experience of a space.
That transition into interior design didnโt replace my hospitality experienceโit gave it a new expression. Today, House & Latitude brings those two perspectives together: an operatorโs understanding of how places function and feel, and a hands-on approach to creating, renovating, and studying spaces with character.
The result is not simply trend reporting or decoration. It is a considered perspective on real places, practical choices, distinctive stays, and the details that make them memorable.

The places behind the perspective.
The work is grounded in homes with very different settings: a mountain home in Asheville, a waterfront house in Punta Gorda, a 1938 Tudor in the Poconos and a renovated bungalow in Orlando. Each has sharpened the same beliefโthat good design begins with context and becomes meaningful through use.
Together, they form the residential counterpoint to a career in hotels: spaces considered from the inside out, with equal attention to atmosphere and operation.
